Studio Synthesis presents its new project /
The planned tourist complex is located on a 62 348 m/sq size plot in Žabljak Municipality at 1500 m altitude.
Mildly sloping terrain, overseeing Mt. Durmitor, has mainly southward orientation and provides good natural conditions for construction therefore setting high criteria in regards to mutual relationship between the facilities and the facilities and the very site, all with the aim of preserving exceptional natural values of the micro-location that is characterized by complexity and prolific diversity of relief and vegetation. The concept of the solution is underpinned by multiple factors. On one side, the design brief and set urban parameters and on the other side, the context of heritage and tradition of the location as well as efforts to preserve, promote and protect natural and landscape values of the space.

In functional and urban sense, the designed complex may be observed through three segments:
Segment A – The Hotel, which is at the same time the central building in the village, with appurtenant supporting contents and required infrastructure.
Segment B – Sport-recreational complex with central sport building, supporting sport courts and areas for recreation, resting and picnic. It also includes a circular running track which unites the entire complex into a unique integrated character segment. At the very entrance into the holiday village, there is “a mini square” linked to the circular track with multifunctional character, planned as a location for gatherings and interaction between the local community and the village guests.
Segment C – Detached villas arranged within multiple urban zones.
All the segments are mutually connected with a road and walkways.

HOTEL
Materialisation and mere shaping of the building with total floor area of 5 300 m/sq is inspired by traditional Durmitor house which, with its simple yet dynamic lines, poses an homage to natural surrounding and mountain tops. The building, with its one side facing south, has 80 beds capacity arranged across four above ground levels.
It is positioned at the far northwest of the plot and visually dominates the complex from the highest elevation with its form and volume. Contemporary appearance and simple form was achieved by carefully selecting materials, in the spirit of architecture that is traditional for this area. The facades are a combination of stone at the ground floor level and wooden boards on the upper floors and fully glazed surfaces fitted in the context of the building’s function. The ground floor is retracted against the façade plane of the upper floors and divided into three ambiance segments highlighted with glazed atriums that extend across all floors. The main entrance, centrally positioned to the axis of the building, continues into the lobby and the reception desk, with vertical communications sitting on each side, which are divided into two segments, same as the supporting contents, namely: smaller restaurant, a bar with appurtenant garden and external fire place on one side and SPA centre with two smaller indoor and one outdoor pool on the other side.

The SPA centre with massage saloon, sauna, salt room, Turkish bath and a gym also includes the semi-basement level which extends to a large restaurant with kitchen, staff room, administration and service entrance. The basement level accommodates plant room that services all the structures within the holiday village. The upper floors contain accommodation units divided into two basic types: rooms and suites. The first and the second floor contain 14 accommodation units each – 14 rooms, while the third floor contains 12 accommodation units: 5 rooms and 7 suites which are typical duplexes with galleries in the attic. All accommodation units are facing south with clear view of Mt. Durmitor. On the rear side of the units, on the north side of the building, there is a corridor that runs along the entire length of the façade which is linked to 2 communication cores and three referred atriums.

SPORT-RECREATIONAL BUILDING
This is a central part of the sport-recreational complex, which, in addition to the very 175 m/sq building, also includes outdoor sport courts, playground for children and an outdoor gym. With its central position, it constitutes a focal point, specially accentuated through round form with an open atrium in its middle.
This is a pavilion-like structure planned to incorporate yoga studio and a bar with clear view of the interior of the complex and the sport courts. Glazed movable panels and southward orientation allow integration of these spaces during summer as an extension of the surrounding arranged landscape. Service premises with dressing rooms and showers are facing the street and are closed with wooden façade, thus protecting the privacy of the villa guests located in immediate vicinity.

VILLAS
Materialisation and shaping of these functionally and organisationally typical structures follows the hotel concept. Detached, free-standing structures with 235 m/sq floor area are divided in volume into two dominant segments which contain accommodation units and one middle segment that connects them through vertical communications into integrated entirety. Identically to the hotel, the facades are a combination of stone at the ground floor level and wooden boards in the upper floors area. There is total of 40 villas in the holiday village. They include three accommodation units on two floors, namely two rooms on the first floor and a suite on the second floor ensuring 6-bed capacity. The façade openings of the villas and private courtyard with two smaller pools are facing south, while the main entrance is positioned on the north façade.

Each villa has 4 parking spaces.
LANDSCAPE ARCHITECTURE
The compositional solution for greening and landscaping stems from Durmitor character of the location, where the selected plant species, in addition to natural conditions, are in-sync with the colour, the form and the materialisation of the designed structures. The landscaping is conceptualised to sustain balance between the existing and newly designed landscape elements thus creating authentic expression. The landscaping of the spaces around the facilities is based on the position of the structures and parking areas, and the position of free spaces and their day-out insolation. The selection of the planting material is adjusted to climate of the Mt.Durmitor region where coniferous and deciduous trees, shrubs, crawlers, perennials and ground covers were planned within the parterre. Container plants, succulents and crawlers will be used for the atrium. The shape, the colour and the texture of the selected woody and shrub species as well as the perennials are compositional elements that sooth orthogonal lines of the building plot, uniting the greenery zone and giving identity to the space. The hardscaping was planned with combination of wood and stone on footpaths, while other free spaces are conceptualised as green areas with parterre vegetation.
